Touring This Luxury 55+ Home Near Atlanta Georgia With a HUGE Price Cut
What if you could get a brand-new home with all the upgrades already selected, a premium lot, and a price that's significantly below what the original buyers agreed to pay? That's exactly the opportunity with this Rosewood floor plan at Cresswind at Twin Lakes. The original buyers contracted the home for $931,000, chose all their upgrades, and then walked away before closing. It's now listed at $899,900, but I can help my clients secure it for $870,000, that's $61,000 below the original contract price.
And the lot is just as impressive as the home itself. Tucked at the end of a cul-de-sac, the pie-shaped backyard backs up to wooded space with no future construction planned behind it. There's also plenty of breathing room between neighboring homes, giving you a sense of privacy that's not always easy to find in a 55+ community.
These are the kinds of opportunities I keep an eye out for and bring to my clients before they become widely available. This Rosewood is a great example: a thoughtfully upgraded home, a desirable lot, and a price that makes it worth taking a closer look.
If you've been thinking about retiring to Georgia and you want a luxury 55+ community with excellent amenities and a carefree lock-and-leave lifestyle, you're in the right place. I'm going to walk you through the model home first so you can see the floor plan and the potential. You're going to see why this is my favorite floor plan in the neighborhood and why the lot makes this deal even better.
Cresswind at Twin Lakes is known for being one of the most friendly communities in Georgia, with 80+ social clubs, Georgia's largest pickleball complex, and a 14,000-square-foot modern farmhouse clubhouse. My clients who live here tell me they wish they had moved sooner. Between the walking trails around the lake, the indoor and outdoor pools, and the theater productions where residents perform, there's as much or as little activity as you want. This is the kind of place where you can bring your grandkids to the pool during certain hours, kayak on the lake from the dock, or sit on the covered lanai with your coffee and overlook the water.

Exploring Cresswind at Twin Lakes: A 55+ Community in Georgia
Cresswind at Twin Lakes is built around a lake, and that lake is what makes the whole community shine. The 14,000-square-foot clubhouse sits right on the water with a modern farmhouse design, and when you walk around back you see the event lawn, the gazebo where they hold concerts, and the shaded walking trails that loop around the lake. I've brought Bowie here during the summer, and he loves the trails because they're covered and cool even when it's hot. You can bring your own kayak and launch from the dock, or you can just sit on one of the benches and watch the water.
The clubhouse has an indoor pool and an outdoor in-ground pool. People always ask me, can I bring my grandkids? Yes, there are hours when grandkids are allowed and hours when it's adults only. Inside the clubhouse you'll find a two-story lobby, a billiards area, group fitness classes, and a gym with equipment that makes it easy to stay active. There's a craft room with a kiln where you can do painting or pottery, and they put on theater productions where residents actually perform. I've been here during a show, and the set design is impressive. It's a lot of fun.
This is one of the most friendly communities I work with. They have 80+ social clubs: travel club, mahjong, you name it. You can be as social as you want to be, or you don't have to be. I have several clients living here now, and the only thing I've ever heard is they wish they would have moved sooner. They took a while to pull the trigger, and once they did, they realized how much fun it is to live here. It's carefree, lock-and-leave, and it's time to enjoy life after working hard your entire life.
Cresswind also has Georgia's largest pickleball complex. If you're physically active or you want to be, between the pickleball, the walking trails, and the gym, you're covered. And if you like to entertain, the covered lanai overlooking the lake is a perfect spot to bring your laptop and a cup of coffee in the morning.
The Rosewood Model: Features, Layout, and Upgrades
This is the Rosewood, and it might be my favorite floor plan. It probably is. This is the house I would buy if I were buying in this neighborhood. I love the foyer, and right through here you have a nice-sized guest bedroom with a full bathroom. The model shows a tub-shower combo, but the Phantom House has an upgraded shower with beautiful tile.
Then you walk into the main living area, and it's gorgeous. I love the open concept. I don't care if open concepts go out of style in the future, I will always love them. The living room has what looks like an 11-foot ceiling, and there's a massive amount of windows. You have a big dining area, and if you like to entertain, it's perfect. Then there's another dining area off the kitchen, and one of my clients said they would turn that into a little reading area or lounge with recliners for morning coffee. I could see myself doing that with all these windows.
The kitchen has an 8- to 10-foot island, and the Phantom House upgraded to a waterfall edge with quartz countertops. They did Cafe appliances, beautiful wood accents on the island, under-cabinet lighting, and upgraded tile throughout the first floor. The backsplash is stunning, and they added a nice hood vent. One thing they changed from the model: they eliminated the half bathroom near the dining room. Who wants to use the restroom so close to the dining area? I don't, and I doubt my guests would. So what they did was extend the pantry, and then they added a little bar area for entertaining. You can open a bottle of wine right there. I really like that.
The Rosewood comes standard with a 3-car garage, and the upgraded the garage doors. There's also an unfinished bonus room upstairs if you want extra space.
You go through the kitchen to the covered back porch, and this one was extended beyond where the house ends. You can choose to extend the roofline or not, and you can screen it or leave it open. The Phantom House left it open, and when you step outside, you see why. The backyard is all woods. Nobody's ever going to build behind you here. The lot is a cul-de-sac with a pie-shaped yard, so you have wide spacing between the houses and total privacy. The way the sun comes through the trees, it feels like a sanctuary. This is one of the best lots in the whole neighborhood, and it's so hard to find a good lot in a 55+ community. The good ones always get snatched up right away.
The primary suite has double doors, a tray ceiling, and a king-size bed with plenty of space on either side. The bathroom is big and not narrow at all, with a glass-enclosed shower and a large closet. Through the bathroom you have the laundry room with built-in cabinetry and a sink, and then bedroom number three, which has an ensuite full bathroom. I appreciate that for a guest. I think it's nice to be able to close the door and give them their own private bathroom.
Natural light is something many of my clients prioritize when looking for a home, especially in 55+ communities where houses can be positioned fairly close together. That's one of the advantages of this Rosewood's cul-de-sac location. The pie-shaped lot provides more space between neighboring homes, allowing more natural light to reach the house and backyard.
The floor plan also features plenty of windows, making the most of that natural light throughout the day. Even close to 5 p.m., the home still feels bright and welcoming. The backyard is another highlight, with a peaceful wooded view and sunlight filtering through the trees. It's the kind of outdoor space where you can picture enjoying your morning coffee or simply sitting outside and taking in the quiet.
Why This Rosewood Home Is Such a Great Deal
This house was built for other buyers who ended up not going through with it. That happens from time to time, specifically with financing. Sometimes financing these days is hard to get, and houses fall out of contract. This one was built for a person, and they put a lot of upgrades in it: engineered hardwoods throughout the first floor, upgraded tile in the bathrooms, quartz countertops, Cafe appliances, wood accents, under-cabinet lighting, upgraded garage doors, and a covered back porch. They probably deleted the mirrors in the guest bathroom because they wanted to put in their own designer mirrors. Everything they picked was fabulous.
The original buyers paid $931,000 for this house. After the deal fell through, it was listed at $899,900. I have it on good word from my counterpart here at Cresswind that I can get an additional $30,000 off for my clients. So this house can be sold for $870,000. That's a $61,000 discount from the original contract price. This is a very good deal. Trust me, I sell these all the time, and I know a good deal when I see it.
In situations like this, builders want to reduce the price to get it off their books before the end of the year. That's just the way it always is. So now's the time if the time works for you financially. After the new year they don't have the same sense of urgency. Right now you can get the best deals you can get.
Is Cresswind at Twin Lakes the Right 55+ Community for You?
If you're relocating to Georgia for retirement and looking for a luxury 55+ community with excellent amenities, an active social scene, and a more carefree lifestyle, Cresswind at Twin Lakes is worth considering.
This age-restricted community offers plenty of opportunities to stay active and connected. Built around two lakes, it features shaded walking trails, a 14,000-square-foot clubhouse, indoor and outdoor pools, Georgia's largest pickleball complex, and more than 80 social clubs. Residents enjoy everything from theater productions and group travel to mahjong and other social activities. You can be as involved or as relaxed as you want.
My clients who live here often tell me they wish they had moved sooner because they enjoy the lifestyle so much. The amenities really set this community apart, but the homes are another reason buyers are drawn to Cresswind at Twin Lakes.
One of my favorite floor plans here is the Rosewood. It offers an open-concept layout, plenty of windows, a three-car garage, and a guest suite with its own private bathroom. I especially love the natural light, the double doors leading into the primary suite, and how the kitchen flows into the living and dining areas. If you enjoy entertaining, the extended pantry with its own bar area is another great feature.
The lot is just as important as the floor plan, and this particular Rosewood sits on one of the best locations in the neighborhood. It's tucked into a cul-de-sac with a pie-shaped backyard that provides more space between neighboring homes. The backyard also backs up to wooded space, with no future construction planned directly behind it. You get beautiful natural light filtering through the trees and a level of privacy that's not always easy to find in a 55+ community.
The upgrades are already in place, including engineered hardwood floors throughout the first floor, upgraded bathroom tile, quartz countertops, a waterfall island, Café appliances, wood accents, under-cabinet lighting, upgraded garage doors, and a covered back porch.
It's a great combination of a desirable Rosewood floor plan, a premium cul-de-sac lot, and upgrades that would be expensive to add yourself. Builders sometimes offer stronger incentives toward the end of the year as they work to close out inventory, so if the timing and numbers make sense for you, this is an opportunity worth exploring.

FAQ
What is the Phantom List?
The Phantom List is my list of deeply discounted properties, new phases, and exclusive deals that builders and on-site sales reps call me about before they hit the general market. Over the years I've built relationships with builders, and when they want to close their books before the end of the year or they have a deal that fell through, they call me first. I bring those opportunities to my clients so they can get first dibs.
Can I bring my grandkids to Cresswind at Twin Lakes?
Yes, grandkids are allowed at the pool during certain hours. There are hours when it's just adults and hours when you can bring your grandkids. Cresswind is a 55+ age-restricted community, so you have to be 55 or older to live here, but you can have visitors of any age.

The guest bedroom has an ensuite full bathroom, which I appreciate for privacy.
