Inside an Exclusive Gated Community in Johns Creek, Georgia

Tanya Christiano • October 10, 2026

When you pull through the gates of this small Johns Creek neighborhood, the first thing you notice is how quiet it feels. The thick tree line wraps around the perimeter like a privacy screen, and the brick columns on the spec homes give the whole place an upscale, finished look. This is not one of those sprawling 200-home developments where you're still waiting on amenities to open. This is about 20 homes total, freshly completed, and it won't last long.

Johns Creek has always been one of those north Atlanta metro locations where new construction is hard to come by. I ran a search on the MLS while I was here with a client for their inspection, and literally four or five new construction homes came up in the area. Three of them were in this neighborhood. That tells you everything you need to know about availability. The land is built out, the schools are a common buyer question. Confirm current information with the district, and the location is prime. When something like this pops up, you have to move fast.

I'm building another home in this community with clients right now, and their house is coming along beautifully. We went through the design center together, and I have to say, the customization options are extensive. Brick columns on the back porch, custom cabinetry, tile, countertops, they really let you personalize the space. Every closet in these homes is fully built out as standard, which is something I appreciate. No carpet anywhere, just hardwood floors throughout. The finishes are warm and modern, not the stark white you see in a lot of new builds.

This particular spec home is 5 bedrooms, 4.5 bathrooms, 4,241 square feet, plus a full unfinished basement with a fireplace rough-in. The price is $1,615,000. For this location, that square footage, and the fact that it's gated and private, I think it's a great value. Let me walk you through what makes this place special and why Johns Creek is such a sought-after area for people relocating to Atlanta.

Johns Creek: Gated Privacy in a Prime North Atlanta Location

Johns Creek is a small city in the north Atlanta metro, and the biggest challenge here is land. There's just not a lot of vacant land left, which means new construction opportunities are rare. This gated community is one of the few active neighborhoods where you can still buy a brand-new home, and it's only about 20 homes total. The builder has multiple floor plans to choose from, and the design center experience is excellent. I've been through it with my clients who are building here, and they were able to do a lot of custom touches, brick columns, upgraded tile, custom cabinetry. The builder is very accommodating.

The community itself feels intimate and private. The tree line around the perimeter is thick, and those trees are going to grow tall and fast, creating even more privacy over time. The backyards are not huge, that's the trade-off for being in such a prime location, but you still have a good amount of space. If you have a dog, they'll be set. The gated entry and the small size of the neighborhood mean you get in and out quickly, and you're on the main roads exactly where you want to be very fast.

Every home in this community comes with fully built-out closets as standard. That's not something you have to add later or contract out. When you move in, every closet has shelving, hanging space, and organization already installed. There's no carpet anywhere in these homes, just hardwood floors throughout. The finishes are warm whites and taupes, not the stark white you see in a lot of new builds. The cabinetry has these beautiful warm undertones, and the quartz countertops have beige veining that ties everything together.

The builder does not discount for unrepresented buyers. I've had people tell me they thought they'd get a better deal if they went in alone, and that's just not how it works here. The builder covers my compensation, and I have a good working relationship with the on-site sales team. My clients get excellent customer service and the best possible price. The sales team actually gets excited when I call and tell them I'm bringing someone in. They know my clients are serious, and they take great care of them.

This is a small community, and it's not going to last long. I was here the other day with a client for their inspection, and I ran a search on the MLS to see what new construction was available in the area. Four or five homes came up, and three of them were in this neighborhood. That tells you how limited new construction is in Johns Creek. When you find it, you have to jump on it.

The Home: 5BR/4.5BA Spec with Semi-Custom Finishes and No Carpet

This spec home is 5 bedrooms, 4.5 bathrooms, and 4,241 square feet, plus a full unfinished basement. The price is $1,615,000. For this location and this amount of square footage, I think it's a great value. The home is freshly completed, so there are still a few minor touch-ups the builder needs to finish, like a backwards handle in one of the bathrooms, but I wanted to show it to you early because opportunities in this neighborhood are limited.

The kitchen is the showstopper. The cabinets are built to the ceiling, and you've got 10-foot ceilings on the main level, so there's tons of storage. The tone of the cabinets is a warm white with taupey undertones, not white white. The island is big with a waterfall edge, and the quartz has a nice beige veining that ties in with the cabinetry. They did a porcelain farmhouse sink with brushed gold or champagne bronze plumbing fixtures. The backsplash is a continuation of the quartz, so you don't have to worry about cleaning grout.

The appliances are upgraded Cafe, which I think is a nice touch. You've got a heavy-duty cooktop, double ovens, and an under-the-counter microwave. The hood has clean lines, and there's a lot of deep drawer space for pots and pans. Everything is soft-close. The pantry is fully built out, and the garage entry has brick stairs, which is a luxury detail you don't always see.

The living room has built-in bookshelves with a modern look, white oak, floating. The gas fireplace has a wooden mantel and stone that literally has sparkle in it. The hardwood floors look like white oak, and the tone is beautiful. There's a ton of natural light from the windows, and the back porch entry is right off the living room.

Upstairs, the loft area is huge. You could use it as another TV room, a playroom, or a big entertaining space. There are window benches everywhere, which I think is so charming. The secondary bedrooms are nice-sized, and the Jack and Jill bathroom has really pretty tile and countertops. They separated the bath from the vanities, which is a smart layout.

The primary suite is massive. It has a tray ceiling and no carpet, just hardwood. The bathroom is truly his and hers, separate vanities on opposite sides, so you're not even seeing each other when you're brushing your teeth. My husband would love that because I have my makeup everywhere, and I don't want to see all of his little shaving hairs. There's a soaking tub surrounded by tile, a frameless shower door, and beautiful tile throughout. The closet is big with tons of hanging space and shoe storage.

The office at the front of the house is oversized with double doors for privacy. If you work from home, this is ideal. The powder room has a nice quartz countertop and that beautiful toned cabinetry. There's a linen closet and a coat closet, both fully built out.

The basement is a full unfinished space with a fireplace rough-in. You could do another bedroom, a movie theater, another kitchen, so many possibilities. The backyard is not huge, but the thick tree line creates a lot of privacy. For this prime location, the yard size is a fair trade-off.

Location and Lifestyle: 3.6 Miles to Avalon, local schools, and Limited New Construction

Johns Creek is a special little place. The only downside is that there's not a lot of vacant land, so new construction is rare. When a community like this pops up, you really have to jump on it. This is a prime location, and the lifestyle perks are hard to beat.

We're 3.6 miles from Avalon, which is one of my favorite spots. I'm always there. In fact, I was there yesterday with my husband. We had dinner at Super Rica, walked around, had Jenny's Ice Cream, did a little shopping. It's such a nice area to just chill out. You will find yourself there all the time if you live here. It's a great little hotspot with tons of restaurants and shopping.

We're also 3 miles from the brand new Trader Joe's, which I'm so excited about. It has been a long time in coming. We have been wanting our own Trader Joe's here, and we finally got it. Bowie is so happy too because he gets all his favorite treats there.

Downtown Alpharetta is only 5 miles away. Tons of restaurants and shopping there as well. It's so cute, with a nice little greenway. This is an ideal location. If you have to commute into the city, we're 24 miles to Atlanta. That's not a bad commute at all. Alpharetta also has a ton of employment opportunities, so you might not even need to commute into the city.

The school system is amazing. You're at Lake Windward Elementary, rated 10 out of 10 with GreatSchools. Webb Bridge Middle is rated 9 out of 10, and Alpharetta High School is 10 out of 10. That's why this is such a desirable place to live. The schools are a common buyer question. Confirm current information with the district, the location is prime, and new construction is hard to come by.

This location is 10 out of 10. You get in and out of the neighborhood quickly, and you're on the road exactly where you want to be very fast. The gated entry, the privacy from the tree line, the small size of the community, it all adds up to a really special place.
