Rare Luxury New Build in Johns Creek, GA, Near Atlanta

Tanya Christiano • October 17, 2026

I stood in the foyer of this spec house yesterday and counted the cabinet doors in the kitchen. Forty-two. The builder ran warm white cabinetry all the way to the twelve-foot ceilings, installed Cafe appliances, and still had room for a scullery-sized walk-in pantry. This is what $1.54 million buys you in Johns Creek right now: 4,077 square feet of hardwood floors, a three-car garage, gas hookups, and a gated perimeter with a twelve-foot tree line that will grow much taller. The entire community holds about twenty homes. Three of them are new construction available today.

Johns Creek sits wedged between Alpharetta and Suwanee, close enough to Avalon that you can grab Jeni's Ice Cream on a Tuesday night but far enough from the highway noise that your backyard stays quiet. When I pulled up the MLS last week to see what else was available for buyers relocating to this area, only five new construction homes appeared in all of Johns Creek. Three were in this neighborhood. The rest of the city is built out. If you want new construction in a gated community this close to local schools and Trader Joe's, you jump fast or you wait another year for land to open up.

This tour covers the featured home, the builder's customization process, and why this location works for buyers relocating to Atlanta from the Northeast, the South, or the West Coast who want luxury, privacy, and a twenty-four-mile commute to the city. I'll walk you through the layout, the finishes, the schools, and the trade-offs of buying in a market with almost no inventory.

Johns Creek: Luxury Living Between Alpharetta and Suwanee

Johns Creek is a small pocket of land between Alpharetta and Suwanee. I live in Suwanee, so I drive past this neighborhood all the time. The location is prime. You're 3.9 miles from Avalon, 5 miles from downtown Alpharetta, 3 miles from the new Trader Joe's, and 24 miles to Atlanta. If you work in Alpharetta, the commute is nothing. If you work in the city, it's manageable. Alpharetta has strong employment opportunities, so a lot of buyers relocating here from the Northeast or the West Coast find jobs locally and skip the downtown drive altogether.

The schools are a huge draw. Lake Windward Elementary is rated 10 out of 10 on GreatSchools.org, Webb Bridge Middle is 9 out of 10, and Alpharetta High School is 10 out of 10. Whether you have kids or not, those ratings protect your property value. Everybody wants to live in great school districts. They always have and they always will.

The downside is land. There's not a lot of it. When I searched the MLS for new construction in Johns Creek, only five homes came up. Three of them were in this gated community. The rest of the city is built out. So when something does come up, you have to jump on it. Inventory moves quickly because there's almost nothing else available.

This community is small and intimate, about twenty homes total. It's gated, and the builder fenced the entire perimeter and planted a thick twelve-foot tree line for privacy. Those trees are going to grow much taller. In five years, this place will feel like a private estate tucked into the woods. I really like that. You get the privacy of a custom build without the isolation of being out in the country.

The builder offers two options: buy a spec home or build from scratch. The spec homes are move-in ready or close to it. The one I toured is 5 bedrooms, 4 full bathrooms, 4,077 square feet, plus an unfinished daylight walkout basement. No carpet anywhere. All hardwood. Three-car garage. Gas available. The kitchen alone is massive. You've got a huge square island, Cafe appliances, quartz countertops, a farmhouse sink, under-counter lighting, and a walk-in pantry that my clients are turning into a scullery. The amount of counter space and cabinet storage is ridiculous. If you fill up all those cabinets, you must be a major entertainer.

Inside This Luxury New Build in Johns Creek, GA

The living room has a gas fireplace, floating cabinets, exposed shelving, and a wood-tone mantle with a pretty stone finish. The dining area is big enough for a table that seats twelve. The main floor also has a bedroom with access to a full bathroom, so if you have guests or need a first-floor bedroom for aging parents or an office, it's there.

Upstairs you've got the primary suite with double doors, tray ceilings, a soaking tub, a frameless shower, and his-and-hers walk-in closets that are fully finished. No closet systems to install. It's move-in ready. The other three bedrooms are upstairs, along with a bonus room that's big enough to be an office or a media room. Every bathroom has quartz countertops, warm white cabinetry, and pretty tile. The builder chose champagne brass fixtures throughout. I noticed they did window benches in multiple rooms, which is a nice touch.

The basement is unfinished but huge. Daylight and walkout. You could add a living room, an extra bedroom, a gym, a movie theater. The potential is endless. The backyard is small, but you've got that thick tree line and the perimeter fence. If you have a small dog, it's perfect.

Now, if you want to build from scratch, the builder allows significant customization. My clients built the same floor plan and added a third floor. They also made structural modifications, including a brick floor and brick columns on the back porch. We went to the design center together, and there was so much to choose from: countertops, tiles, cabinetry colors, fixtures. You can really customize the look of your house. The builder does high-quality work. I can vouch for them. My clients' house came out beautifully, and we're about to close.

The price on this spec home is $1,540,000. That's $1.54 million for 4,077 square feet in a gated community with local schools, a prime location near Avalon and downtown Alpharetta, and almost no competition. If you're relocating to Atlanta from the South, the Northeast, or the West Coast and you want luxury new construction in a private setting, this is one of the few opportunities left in Johns Creek. It's not going to last long. Give me a call or shoot me a text if you're interested. I'll work with the on-site sales team to get you the best possible pricing and treatment.

Which Lifestyle Fits This Location

This location works if you want privacy, luxury, and access to Alpharetta's employment and shopping without living in a massive subdivision. You're close to Avalon, which has South City Kitchen, True Food Kitchen, Warm Waves Coffee House, and a bunch of other restaurants and shops. You're close to downtown Alpharetta, which has even more dining and entertainment. You're 24 miles to Atlanta, so if you work in the city, the commute is doable. But if you can find a job in Alpharetta, you skip the highway altogether.

The trade-off is inventory. There's almost none. If you want new construction in Johns Creek, you have three homes to choose from in this community and maybe two others in the entire city. If you want to build from scratch, you can, but you're limited to the lots available here. If you're the type of buyer who wants to tour ten neighborhoods and compare floor plans for six months, this market will frustrate you. If you're the type who knows what you want and moves fast when you see it, this is your opportunity.

The schools are a huge advantage if you're relocating with kids or if you're downsizing and want to protect your property value. Lake Windward Elementary, Webb Bridge Middle, and Alpharetta High School are all top-rated. Even if you're an empty nester or retiring to Atlanta from the Northeast or the West Coast, those school ratings matter. They keep demand high and resale strong.

The gated entry and perimeter fencing add security and privacy. The tree line will grow taller and thicker over time. In five years, this community will feel like a private enclave. If you're relocating from a dense city and you want space, quiet, and a luxury home that doesn't feel like a cookie-cutter subdivision, this fits.

The downside is the small backyard. If you want a half-acre lot with room for a pool and a big outdoor kitchen, this isn't it. The lots are smaller because land is limited. But you do get the three-car garage, the unfinished basement, and the option to customize finishes if you build from scratch. If you're downsizing from a big house and you want less yard maintenance but more indoor space, this works.

Choose this location if:

  • You want luxury new construction in a gated community near local schools.
  • You're relocating to Atlanta from the Northeast, the South, or the West Coast and you want privacy without isolation.
  • You work in Alpharetta or you're okay with a 24-mile commute to Atlanta.
  • You want access to Avalon, Trader Joe's, and downtown Alpharetta within 3-5 miles.
  • You're willing to move fast because inventory is almost nonexistent.

Skip this location if:

  • You want a half-acre lot with a big backyard.
  • You need to tour ten neighborhoods before making a decision.
  • You're not comfortable with a $1.54 million price point for new construction.

Conclusion

This is one of the few luxury new construction opportunities left in Johns Creek. The community is small, gated, and private. The location is prime: close to Avalon, downtown Alpharetta, Trader Joe's, and local schools. The builder does high-quality work and allows significant customization if you build from scratch. The spec home I toured is 4,077 square feet with no carpet, all hardwood, a three-car garage, gas hookups, and a massive kitchen. The price is $1,540,000.

If you're relocating to Atlanta and you want luxury, privacy, and a prime location between Alpharetta and Suwanee, give me a call or shoot me a text. I'll work with the on-site sales team to get you the best possible pricing. You won't get a better deal going directly to the builder. That's not how it works in Georgia. You'll actually get better treatment and pricing by working with me because I've built strong relationships with the builders and the on-site sales teams. They're happy when I bring them great clients like you.
